TIPS TO HIRING A CONTRACTOR
1. Questions to Ask:
Are they licensed in your state? Ask to see their pocket-size registration card and check its' expiration date.
Are they a local company?
How long have they been in business?
What type of work are they licensed to do?
Do they belong to any local trade associations?
Have they done many jobs similar to yours?
Have they done work requiring a permit before?
Do they have local work references that you can check? Supplier references?
Can they get you a copy of their insurance certificate?
2. Get three different bids.
Bids that are noticably lower than all the others should be questioned. The difference may be in the quality of materials to be used, experience of the crew doing the actual work, something missed on the bid requirements, or it can be an indication that the contractor is not covering all the legitimate business costs. Costs that may come back on you!
3. Don't be afraid to ask questions.
Good communication with your contractor is vital to a successful project, as it clarifies exactly what you want done.
4. Permits are for your protection.
Make sure they are in place and inspections are made as the work progresses. Make sure the name of the contractor appears on the permit.
5. DO YOUR HOMEWORK!
Check references thoroughly. Go see previous work projects and talk to the homeowners.
6. Verify the contractor's license.
You can do this by calling Labor and Industries' Contractor Registration Hotline number: 1-800-647-0982 (or Port Angeles L&I at 360-417-2700). Ask if there have been complaints about this contractor, and the status of the complaint, if any.
WHAT SHOULD BE IN A CONTRACT
1. Specify exactly what work is to be performed and the materials to be used.
2. Agreed price, including sales tax and permit fees, if applicable.
3. Start and completion dates.
4. Discuss the possible problems and inconveniences, such as who is responsible for cost overruns, agreement for obtaining draws as the work progresses, and who is responsible to clean up the work area each day. Put everything in writing!!
5. Never sign a contract if you do not understand it or have any questions! You may want to seek advice from your lender or attorney before signing.
6. Be cautious about paying money in advance.
7. Avoid making final payment before completion or until you are satisfied and have received a lien release.
